A graduate student at the University at Buffalo, Olivia Okwudili, has led her team to a first-place victory at the prestigious NAIOP university challenge. The team secured a $7,500 cash prize after delivering a standout urban redevelopment proposal for New York City.

The NAIOP University Challenge is widely regarded as one of the most respected competitions for graduate students pursuing careers in real estate development and urban planning. The annual event tasks the industry’s brightest emerging talents with solving complex, real-world urban development issues.

Okwudili, who maintains an outstanding 3.9 GPA in UB’s Master of Science in Real Estate Development program, distinguished herself as a team leader, anchor analyst, and creative problem solver throughout the competition.

This year, competing teams were tasked with creating an adaptive reuse proposal to address New York City’s most pressing urban crises.

Participants prepared comprehensive redevelopment plans for an active NYC site. Submissions were rigorously evaluated on market and demographic analysis, financial modeling, zoning and regulatory strategies, overall development feasibility, and the quality of the final live presentation.

Okwudili’s team excelled across all categories, presenting a compelling vision that seamlessly balanced financial viability with meaningful community impact.

Okwudili’s extensive architectural background proved to be a significant asset for the team. She holds a Master of Architecture from the University of the West of England and a Bachelor of Architecture from the University of Portsmouth. This unique combination of design expertise and financial acumen allowed her to bridge the gap between structural innovation and market feasibility.

This milestone victory underscores Okwudili’s emergence as a rising leader in the real estate sector. Her success highlights the growing impact of a new generation of professionals dedicated to building sustainable, inclusive, and resilient urban communities.
