Recent developments have raised concerns over the ownership of the land on which the N400 million fully furnished Abuja mansion recently gifted to Nigerian content creator, Habeeb Hamzat Adelaja, popularly known as Peller, and his partner, Jarvis, is reportedly located.
The mansion, presented as a wedding gift by real estate entrepreneur, King Ochacha, is allegedly situated on a portion of land behind Ochacho Estate, Life Camp, Abuja, which is the subject of an ongoing ownership dispute.
Documents made available to newsmen indicated that the disputed property is allegedly linked to Yakoson Ventures and Urban Paradise Estate.
Urban Paradise Estate alleged that Paul-B Homes Limited encroached on the property without its consent and subsequently sold portions of the disputed land to Ochacha, Silas Homes, NLG Cooperative and other developers.
The dispute is reportedly before the High Court of the Federal Capital Territory, Apo, Abuja, in Suit No. CV/116/2026.
In a recent petition, Urban Paradise Estate alleged that construction activities had continued on portions of the disputed property despite the service of court processes on Paul-B Homes Limited through substituted means.
The development, according to the petitioners, had raised concerns among investors and other stakeholders over compliance with the ongoing judicial proceedings.
Urban Paradise Estate appealed to President Bola Tinubu and the FCT Minister, Nyesom Wike, to prevail on Paul-B Homes Limited and other developers to respect the rule of law and desist from further activities on the disputed property pending the determination of the case.
“It is important to stress that the ownership dispute remains sub judice and subject to the final determination of the court.
No party should therefore be treated as having been finally vindicated or condemned until the court reaches its decision,” the petition stated.
The petitioners also appealed to the Federal Capital Development Authority (FCDA) and other relevant FCT authorities to ensure that development activities on the property comply with court processes and that the interests of all legitimate stakeholders are protected pending the court’s decision.
They commended Tinubu for his emphasis on institutional reforms, rule of law and due process, while also praising Wike for what they described as efforts to restore planning discipline and accountability in the FCT.
The petition further urged members of the public and prospective investors to exercise caution and conduct proper due diligence before purchasing or developing properties within the disputed area.
“Those already developing properties on the affected land are urged to seek proper legal clarification and take appropriate steps to protect their investments pending the resolution of the dispute,” it added.
The ownership dispute remains pending before the court, with the parties expected to await the final determination of the case.
